New data from property consultancy Savills' third-quarter 2026 report shows rents in several of Dubai's most sought-after residential areas have dropped sharply compared with the same period last year. Dubai Marina recorded the steepest decline at 12.8 percent, followed by Business Bay at 12.2 percent and Jumeirah Village Circle (JVC) at 10.4 percent.
Savills attributes much of the pullback to a sharp slowdown in new supply reaching the market. Only 5,000 residential units were launched in the third quarter of this year, bringing the nine-month total to roughly 50,000 units — a 64 percent drop from the 137,300 units launched over the same period in 2025.
The report notes that while these three communities saw clear year-on-year declines, the broader Dubai rental market is not moving uniformly: pressure on rents varies considerably between neighbourhoods. Savills analysts described the quarter's relatively modest movements as "early signs of stabilisation" after a prolonged period of rent increases across the emirate.
The combination of fewer new launches and softer rents in key submarkets points to a market recalibrating after several years of sustained growth. Industry analysts following Dubai's property sector read the figures as part of a broader supply-demand adjustment that has been under way since the start of the year, rather than a sign of a sustained downturn.
