Developer AHS Properties has announced that the Shangri-La Hotel on Sheikh Zayed Road in Dubai will cease operations and be fully converted into a luxury office complex called AHS Twin Towers, backed by an investment of $1.3 billion. The project is scheduled for completion in 2028.
The towers will rise 49 floors above ground level and include more than 30,000 square feet of wellness facilities, over 12,000 square feet of dining space, and more than 1,000 parking spots. Office space will be offered in full-floor configurations of around 16,000 square feet as well as half-floor options. 30 per cent of the complex has already been pre-leased. Other amenities include executive lounges, a private wellness sanctuary with a lap pool, a rooftop sky garden, and panoramic views of the Burj Khalifa and the Arabian Gulf. Architecture firm Gensler is designing the towers, with interiors handled by AHS Atelier.
Abbas Sajwani, Founder and CEO of AHS Properties, said yields on Dubai office space remain excellent, with occupancy rates currently above 95 per cent — a figure he pointed to as evidence of strong and sustained demand for premium office space in the emirate, a trend market analysts say has accelerated in recent years.
