Developer H&H has unveiled Water Gardens, a new mixed-use project in the Dubai International Financial Centre that will combine residences, a hotel, Grade A offices and retail space across four buildings arranged around a central garden. The development is scheduled for completion in 2028.

The masterplan was designed by renowned architect Sir David Chipperfield, with landscape design handled by Bureau Bas Smets. The office component alone will offer more than 21,965 square metres of net leasable Grade A space and is targeting LEED Platinum certification, one of the highest global benchmarks for sustainable buildings.

The office tower will include three floors dedicated to smaller, flexible suites alongside larger floor plates, giving tenants ranging from early-stage startups to established corporations a range of configurations to choose from. Residential and hospitality elements sit within the same complex alongside dining and retail outlets, allowing residents and office workers to access daily amenities without leaving the development.

Speaking at the unveiling, the project's chairman said Water Gardens was designed to reflect the full rhythm of contemporary life, where work, dining, family time, social connection, wellness and personal space can coexist naturally within a single destination.

DIFC has emerged in recent years as one of Dubai's primary hubs for Grade A office investment, drawing financial firms, fintech companies and professional services groups seeking premium space in the emirate's main financial district. The addition of a large-scale, sustainability-focused project such as Water Gardens points to continued demand for high-quality office and mixed-use space in the district as Dubai's financial sector keeps expanding.
