Abu Dhabi's Yas Island is in the middle of a development wave worth more than Dh30 billion, as new homes, hotels and global attractions push it beyond its origins as a tourism destination into a broader urban hub.

Miral is pursuing a five-year, Dh12 billion investment programme. Hotel occupancy on the island hit 92 per cent in August, while annual-pass sales climbed 20 per cent year-on-year. Indian visitor numbers reached one million in 2025, up 20 to 25 per cent from the previous year, and hotel room inventory is expected to grow 30 to 35 per cent over the next five years.

Developer Aldar is building Yas Point, a Dh6 billion gross development value project spanning 600,000 square metres. It will include 1,600 residential units for roughly 5,000 residents, a five-star resort hotel, an international school, and retail and leisure space.

Cosmo Developments — a joint venture between Flag Holding Group and Reportage Group — is developing The Wadi, an estimated Dh6 billion project on a 140,700-square-metre plot along Yas Canal. The project comprises 3,950 homes ranging from studios to three-bedroom apartments, just five minutes by car from Zayed International Airport.

Elsewhere on the island, Sphere Entertainment is building Sphere Abu Dhabi, a $1.7 billion, 20,000-capacity venue set for completion by the end of 2029 — the first Sphere venue outside the United States. Disneyland Abu Dhabi, announced in May 2025, is expected to take one to two years to design and four to six years to build.

Yas Island already hosts Ferrari World, Warner Bros. World Abu Dhabi, Yas Waterworld, SeaWorld Yas Island and the Yas Marina Circuit. Together, the new projects consolidate its position as one of the Gulf's most significant residential and tourism hubs.
