Apartment prices in Abu Dhabi rose by 24 per cent year-on-year in the third quarter of 2026, while villa prices climbed 10.2 per cent, according to a new report from real estate consultancy ValuStrat. Overall residential property values in the UAE capital posted an average annual increase of 16.8 per cent.

Among individual communities, Al Reef recorded the sharpest gains, with apartment prices up 36.6 per cent and villa prices rising 26.8 per cent year-on-year. Al Bandar followed with a 24.7 per cent increase in apartment prices, while Al Muneera Island saw apartment values climb 24.4 per cent. Al Reem Island also posted a notable 22 per cent rise in apartment prices. On the villa side, Saadiyat Island recorded a 9.9 per cent increase, while Hydra Village saw a more modest 2.9 per cent rise.

Haider Tuaima, managing director of ValuStrat, said residential appreciation had gained pace, led by apartments, while sustained business activity and a limited supply of quality office space continued to support the capital's commercial real estate performance. The figures point to continued strong momentum in Abu Dhabi's housing market, with demand remaining especially robust in sought-after island communities.
