The newly announced Fourth Corridor, an 80-kilometre highway linking Sharjah, Dubai and Abu Dhabi, is already drawing property developers to land along its route. Unveiled in September, the road becomes the UAE's fourth major strategic axis, joining Sheikh Zayed/Al Ittihad Road, Sheikh Mohammed Bin Zayed Road and Emirates Road.
The project will roll out in two phases: the first serving around 600,000 residents, the second around 3.1 million. Officials say journey times on some stretches could be cut by more than half — one route currently taking 35 minutes would drop to just 14. The corridor will also connect to the Dubai-Al Ain Road, provide access to Al Maktoum International Airport, and link into the Etihad Rail network.
Reportage Group has already acquired a roughly 750,000-square-metre plot near the route in Abu Dhabi, where it plans around 3,800 homes, with a market launch targeted for 2027 or 2028. Group managing director Andrea Nucera said the market has "come back to a normal reality" after 18 volatile months.
Pantheon is also evaluating opportunities along the corridor. Chairman Kalpesh Kinariwala said better connectivity is pushing up demand for areas that were previously seen as less convenient, as more people become willing to live further out in exchange for faster commutes.
The Fourth Corridor is the latest sign of how the UAE's expanding road and rail network is reshaping where developers — and residents — are willing to bet on growth.
